Watching some infomercials and found a very neat tool, the Versacut, a swiss army hand saw (tile, circular, table, and chop).I am looking to get my first tool set, and noticed that this would be easier to haul and use than a bunch of different items in a bag.

Its often times best to just take a circular saw, set it to the depth of the floor thickness and cut the floor including the subfloor into squares and then remove them.

It didn't take all of the stains out but made it look 10x better and put a nice circular pattern on the floor that looked good.Only cost about $50 to rent the floor buffer and about 4 hours of work.

In my experience in this current market and across the country, if your offer price is not at least 80% of the ask price (this assumes the ask price is at or below value and not extraordinarily inflated above that), then it would likely get filed in the circular cabinet (trash can).

The only things that made it difficult were my husband's attachment to it and that it took him so long to get me on board the option to try something that doesn't come along often.I have been told that having the contingency of sale of current home may get your bid tossed in the circular file but no one specified a time frame, that's good to know that it may be an option.
