At that point we give the tenant a list of charities and agencies that will assist individuals who are at risk of homelessness so they can get assistance if they don’t have the ability to pay what they owe.I beg to differ that “Literally, in the terms of the contract, it states HUD is responsible for any damages to the property.”

To be transparent, we are a for profit business that definitely wants to make money (we don’t pretend to do this for charity)!

When looking at a management company's fee structures, be sure to understand that it is a business - not a charity.

Also, if they get behind and you kick them out because of it, they lose their section 8 assistance and the waiting list is years long so they do NOT want that and find money when they need to (through friends, charities, etc.).What I don't like:  Yearly inspections.
