For fix-and-flips, you should focus on Atlanta neighborhoods with strong demand and a good spread between distressed properties and ARVs.

I would strongly advise you to pay a visit to the City and walk/drive it with someone who knows the various neighborhoods and property values.Much of our multi listings come tenant occupied.

I've come across a lot of land in Brockton where we can develop a 5 story building and it has the potential to fit 24 units in there.  

Since you’re looking for a safe neighborhood with good rental potential, consider areas with strong job growth, good schools, and steady rental demand.

I'm looking to build my network of investors and contractors and all the other in-between specialties.

I am planning on doing a flip or a build in Phoenix in the next one to two years.

As far as locations I prefer strong suburban to urban core and warm belt states where populations are growing.
