If you do decide on MN, did a similar analysis as you a few months back in St Paul with rent-to-price ratios based on median price and median rents for each neighborhood in St Paul.

Every market will have a data center, not sure how this will deviate from the curve of market-based anticipation.

Louis, Missouri, and based on the numbers, it seems like it could be a great fit for Section 8 tenants.I’d love to hear from anyone with experience in the St.

I'm California-based where there aren't any real deals in my area, so I'm exploring Detroit as an alternative real estate investment market - due to the combination of it being a strong market and my having connections in the area. 

I'd underwrite the deal as any other - make sure you are conformable with the quality & tenant base.

I have been looking at properties and it seemed like the seller s  based their price on zero percent cash flow for the buyer.

They’re asset-based, meaning the loan is secured by the property itself, and they often have quicker approval times but higher interest rates (think 10–15%) and fees.

I want to be able to find potential markets/listings nationally based on the return.
