Those agents have their ego at the expense of the relationship, and there are such agents actively participating in this thread.

That is the true value of participating in things like this that are a bit more involved. 

Greatly increased lending capital by transitioning from a ‘blind pool” fund to a series LLC / syndication model where investors know the property lending deal before committing to any loan and can “pick and choose” whichever loans they do or do not want to participate in.  

This is why is is extremely important that you use local resources who own STR's in the area or manage them at a bare minimum.

Many other projects have reduced or suspended planned CF distributions and I've also had a few capital calls in which I did participate since the business case still made sense (the MF in Florida had a capital call to finish construction and get through stabilization and it still returned the 32% IRR).I expect almost all of the deals to be OK, just later exits than originally projected.I am very concerned about one project and have already written it off in my head.  

I am going to schedule another meetup, beginning in September. however the last one only had a few people, and they only work if we have good participation.

Costs are too high and I'm into this for over 100K.I have feelers out for someone who might accept my lot as participation for an equity agreement in a new build.

Overseeing tradesmen while they work on your properties sounds like material participation to me.

For barely any cost.The question at stake here is about value.
