We have HELOC money available from our primary and one of our rentals at about this same rate, so that could be a backup plan.

It is up to the buyer to determine their own incentive and timeline, but if the agent feels like they are just wasting time and not going to get a transaction, the buyer is likely to be back-burnered since agents only get paid when a transaction occurs.

@Natalia Perlova if the switch is in a common area and you are having trouble with the tenant especially if you think they switched the burner off deliberately (it should be a bright red switch plate in our area labeled oil burner).

Unlikely.The backup plan is to have a strong lease.

A couple more weeks go by and you get paid again so you are at $4000, but you also get your regular bills - mortgage, car, electric, water, phone, etc. and your balance goes back up to $9000.

Now those backups are my primary banks and we have built great relationships.

I am confused because here is what the data I find says: Now I'm no expert on the topic but CA is still the only place I've ever been where people pop-out of the scrubery to ask if I want a BJ as entire family is loading back up (including grandkids) from a dinner out...... 

Rural tourism also seems to have potential, but doesn't have LTR back ups if you decide that STR is not feasible for any reason. 

Now that people are starting to socialize again and this city is opening back up soon, I would imagine that many renters and visitors will be coming back to SF in the next year or two.
