These communities also feature amenities which make them appealing to Disney families, such as club houses with pools,restaurants, lazy rivers etc.The area is indeed saturated, but keep in mind it is also the most visited vacation destination in the U.S.

It's completely off-the-grid home, very funky in a nice way... everyone that's been there loves it and I think it would appeal to outdoorsy/environmentalist/nature lover kinda folks.

And we owned a bunch of rentals in condo developments with swimming pools which was a desirable appeal to many, becasue most condos did not have pools.

I contemplated appealing it, but I figured I would go after the PM instead, which I plan to do.

Although I am still new to real estate, the  strategy that seems most appealing to me is long-term rentals, but in regard to investing in real estate, I am very open to any other strategies in the business.

I work with a lot of househackers and they're typically on the 12 month cycle, rinse and repeat.While the proposition of acquiring an investment property outside of your market in a "landlord friendly" state may sound appealing, i would recommend you stay local for now and househack another couple of properties over the next few years until you've got some more time / experience under your belt.you would need a management company to cover your property that is outside of your market which would not only take 8-10% of your gross it would also leave you a bit vulnerable to a property management company that you A.)know nothing about and B.)you won't have the experience or cashflow or proximity to deal with any headaches that may arise.i would recommend staying local and househacking your way along for now and then maybe hire a local property management company initially to work with your current/local properties to get a taste of what to expect if and when you begin investing outside of your market.

By focusing on cost-effective improvements, investors can significantly enhance property value.By first Identifying which renovations offer the highest ROI—typically kitchens, bathrooms, and curb appeal. 

Converting a garage means sacrificing covered parking, which could impact property value or tenant appeal in certain areas.

I also think Crested Butte has some opportunity with the new builds in town and walkable condos.I echo your sentiments about Tahoe.Others I would add are Big Sky, MT and Sun Valley, ID.Though all of these have seen pretty crazy appreciation the last 5 years, the ski pass consolidation is helping make out of state resorts more appealing to all skiers.

Up to last year, you couldn't even ask, recent appeal hearing says you now can, but you still can't adverse his application for that reason.
