There is nothing you can do other than reiterate that this is an anomaly and the area is safe.

That said, in the event I loose the property to foreclosure or some financial anomaly, would I be able to pull the 500k out of my HELOC without recourse if the bank were to take the home? 

With the last flip I invested in, the "easy-to-find" market comps dropped about $10k from $130k to $120k within the time I was flipping (an anomaly) - not a ton of money but very significant for a flip when we were already over budget and I was definitely planning on $130k or better.

Our market is sort of an anomaly- my state is extremely red and business friendly, but the city where most of my investments and my clients' investment are is a blue enclave.

If you are targeting Utah, KSL.com is an anomaly classified site that far outpaces Craigslist (also good) locally. 

Location still stands as the most important, even within a suburb, it can come down to the street, neighbors, whether there is an anomaly, like high wires, or nearby railroad tracks, etc. 

This may have been an anomaly, maybe I didn't run my experiment long enough, but that was my experience.  

As I read all of these responses, I feel like I am some sort of anomaly.  

I did have one $30k profit day but it was a bit of an anomaly and chances are, realistically, it won't repeat itself.
