with your criteria, why not just be an accredited  investor and get into some type of syndications?

or if you are an accredited investor participate in a syndication. 

Waco Texas is a known city that has a very good Private College, Baylor University.

The house is on the east side of houston near 2 universities but it is a rough neighborhood.  

If you close to the university, I might give them a call and see if they have a database that they use for places for visiting professors, etc can stay.
