, whether there's a high water table that encroaches on any underground utilities or foundations (and does that water table have significant seasonal water level variations), encroachments by roads or other improvements on your property, limitations imposed by easements or rights of way, etc.

I don't know of any title agency that would handle a closing like that since you wouldn't know the amount of funds needed to bring to the table until the minute you do the signatures....but maybe you can find one. 

The whole point of a cash offer is speed and certainty - if you can bring a pile of money to the closing table today, I dont have to worry about you not getting the money to close.

@Polat Caglayan The majority of investors who become involved in the section 8 program do so because they purchase lousy real estate and leasing the units to section 8 tenants is the best option on the table.

Lenders get paid to get you to the closing table, not to try.
