We spent a lot of this summer in Johnson City- it seems like deals abound in the C & D neighborhoods!

However, I have concerns about entering the red-hot real estate market in Austin-- where real estate prices have been soaring and out-of-state investors abound with all cash offers. 

It seems most rehabbers abound getting into larger construction projects and add square footage, but this seems like it's usually the best bang for the buck.The average per sf sale cost in my area can be easily 2x the per sf construction.

We discussed some work-abounds, like  me marking up the materials I buy and only earning min wage for the labor. 

But as for the adjacent neighborhoods (Kapahulu, Moiliili, Makiki, Wilhemina, etc), these are all older neighborhoods and yes I agree, there are properties with multiple houses abound.

Now we know the secret and peaceful Beauty of the fall and spring with locals abound.

I haven't gotten any actual data, but preliminary proforma suggests the property is under priced significantly based on the popular rules of thumb abounding on this forum, and has significant upside potential-nowhere to go but up really.

Opportunities abound in the central Florida area.  

Over 650,000 temporary loan modifications have been approved yet much fewer have been approved for permanent modification status, and stories abound of homeowners in the temporary modification status being foreclosed upon with no explanation.

I agree with you that opportunity abounds when landlords wing it!
