Some way some how my clueless know nothing self in 90 days had found a guy who knew a guy who heard of a guy who I meet and finally that guy said "yeah, i will back you, I know a $ guy, let's do this", and there I stood, in front of the property I just bought, with $0 from my pocket, that I was going to reno for $35k, none of which came form my pocket, and the fear hit me "OMG WTF did I just get myself into?!!!!".

The one thing that stood out to me the most was how all communication done by @Engelo Rumora was detailed, but straight to the point and how he always listened and tried to understand any concerns/issues that were brought up and was quick in doing his best to make things right.

My wife and I started saving and building our credit a year and a half ago after talking to a lender to figure out our trajectory to buying our first property.With our credit score in the high 700s and our savings just over 35K we reached back out to our lender and got a rough estimate of where we stood as far as borrowing power.

I'd include:Development and design.PermitsStreet and walks.Driveways and foundations (for garage and house without basement)Utilities stabs for sewer, water, gas, power, cable And any other factor I'm forgetting.Thank you. you need beds, baths, finish level, truss designs, utility info, density info, etc etc there's way too much here to help get any help to you

The companies you mention have been around for a while and have stood the test of time.They have stood the test of time in a niche called "turnkey real estate" that has always carried a stigma.So I think that speaks volumes of their quality 👍Nobody is perfect and those that work hard, will eventually make a mistake.As long as the mistake is an "honest mistake".And being a turnkey provider myself for 10+ years now I can sure say that some investors can be a true pain in the A$$ and it feels like they look for drama/issues intentionally instead of smooth sailing lolWith that said, I suggest doing your online research and reaching out to the one that tickles your fancy the most.And then go from there.Wishing you much success.
