Transfer of the Property or a Beneficial Interest in Borrower.

That is the best option if you are truly trying to help a family member.you cannot get control of the mortgage, you can do sub2 but you are not in control, the bank could call it due if they see the property transfers title.The other way is for you to buy it from them at market rate, then rent it back to them at market rate.

You will need 20% for a down payment and in BC there is also the property transfer tax to pay. 

The only slight red flag was that they only accepted payment via Venmo or wire transfer, but that's how I accepted payment when I was selling lead bundles, so I still thought it was worth a shot.

@Fumi Maher, I'm not from Austin but I will give you the advice I give those here in Utah (most of which should transfer just fine) Renting by the bedroom seems to bring in the best cashflow.

We were being transferred to that area and went up to look at a couple different homes in the area and that one came up that day, and we made a full asking offer immediately.
