I have a 2 family planning to convert to 3 family. What do I need to do? Zoning R4B? How much does it cost?

In 2017 I too was first on a very up and coming area on Queen Ave in Nashville.

The reason I am writing you is because I had the same question of whether there was a "catch" when I first "discovered" Albany's favorable cap rates and relatively low prices as compared to NYC (I live in Brooklyn and grew up in Jamaica, Queens).

We are sandwiched between well known hot spots and its an ideal location for someone who wants to explore the beach life or any of the down-town areas nearby (Los Angeles, Long Beach, Redondo, Manhattan, Southbay Etc), new build with modern amenities, washer/dryer in unit, full sized fridge, dishwasher, professional range cooktop, queen bedroom, full standing shower, large kitchen, full sized couch in the living room, private front patio. 

Didn’t realize you were located in Queens! 

In my coverage area, New Brunswick, Perth Amboy, Carteret, Union, Elizabeth, Plainfield, Bound Brook, Dunellen, North Plainfield, Manville are just a few off the top of my head that are big rental towns.

., we have had a broken window (the locking mechanism), someone busted up the queen futon frame, someone took the waffle maker, beach towels go missing all the time, TV remotes gone, etc.People like to put stuff in places they think they should be.
