You contract with the seller should spell out exactly what the risk are for him; further, you should not do this deal unless (1) the seller utilizes the services of an attorney to advise him (2) you have the cash or credit capacity to payoff or refinance the loan if it is accelerated due to the due on sale clause and (3) proper safeguards by way of third party servicer, escrow, legal documentation, are adhered to.It seems you may have a big winner; however, it’s just these that lead to lawsuits if not handled properly.   

With that change there will be winners and losers .  

Winner bidders pay the taxes each year unless and until there is a redemption. 

However after switching around to a couple when my team got started as we scaled to 80+ guesty was the clear winner.  

I doubt the winner of the election will have 1/10th the effect of lower interest rates and whether supply continues to increase or demand decreases.

If you stay in this deal will you be missing out on winners or, like many markets now, are the margins so thin that you will have to take a similar risk on the next deal?

^^^^This, and I’ll add you need to have a thesis for why an area will not only appreciate but appreciate enough to cover both losses and opportunity cost (I.E. stocks and bonds return money as well) I think too many people get caught fighting the last battle both in counting on a level of appreciation that was a historic anomaly & betting on markets that have already had their huge run, the most likely winners of the last market are likely to be quite different than the winners of this bull market.

Talk to some local PMs as wellIf your analysis confirms their recommendation you may have found a winner.
