Typical "surprises" for investors are ELECTRICAL hard wired, interconnected smoke/carbon detectors - tamper free outlets and 20 amp GFCIs at kitchen counters, romex or bx wiring and covered closet lighting.

By doing it in the primary suite, they have their own bath and closet, so it isn't as much of an impact on your life.

The layout across the top of the image is garage, dining room, hall, closet, and two bedrooms.  

This would include closets, pantry, refrigerator/freezer, etc. 

I keep a portable AC (or 2) in storage at my places and whip them out during emergencies for guests. 

Typically, the HVAC technician will install the heater in an old closet or pantry near the rear of the building and run the ductwork through the bedrooms.

Just check local guidelines as to what makes it a legal bedroom (typically a heat source, window you can escape out of, and a closet).
