I think you have the basics of meeting partners and people to work with in your local market and seem to be well on the way with two deals going already so big congrats there!

Would definitely recommend finding a partner who can help walk you through this if you decide to move ahead. 

There is so many posts about complete newbies wanting to partner or use someone else's money and I think that is far too risky.
