I am assuming that even if you strucutred it with a higher purchase price (85% of value) and pre-paid rent it would potentially still be frowned upon.

I'm more interested in purchasing 10 homes to have fully paid off by the time I retire, as I'm not living on the cash flow w/ current job.

Ideally, I’d like to become so much of value that I’d be paid for my help/ services.

They have a podcast, a mentorship program , and a website with (paid) investor reviews in less than a month.

They have since moved on to a new manager that is in close communication with me to get the repairs done and SDIRA is even offering to pay me the missing rent for December that the evicted tenant never paid.

At one point they fell behind by $2100 but has since caught up and paid me but did not pay the electric bill and it was turned off.

The buyer of course believing he had purchased the house paid a visit to the tenant, who of course called me.  

It's easy for me to get lost in the grind or to focus on goals instead of progress so I'm glad that I took this moment to remember where it all started and that was with a gamble on this one property that has paid off ever since.
