So long as you can keep it occupied and drive up your base rent over time, your property will appreciate and you will maintain (and increase) your equity.

I personally like his #3 approach of treating this as two separate transactions because you are maintaining control. 

Whoever gives me the most business and has an excellent close record will first be presented with off-market opportunities.
