I can buy and hold, I can refinance conventionally, refi with private lenders, if the buyer is in the mood to walk away I can take a DIL, if the seller wants to sell the place I might partner to make repairs, advance more to get a sale accomplished within a time line.

Nice little touches like that put people in a good mood, and there isn't anything wrong with putting people in a good mood, no matter what the month or holiday.

PM is definitely in the future because next fall I will be going back to school full time and I am in not in the mood to take a 2am call because the toilet is jacked up.

You can't cash in your IRA before you hit retirement age without taken a stiff penalty and you can't simply trade away your real estate when the mood strikes you.
