I have read the book on long distance investing and still am not too confident to get started.

STR seems to have better tax benefits (in the right market) but is it worth it at a distance ???

Numbers look enticing (coming from Hagerstown, too)Distance, not having a team out there, and the population had been on a steady decline with very little chance for a turnaround anytime soon.

I believe that while it is a buyers market and renters market right now, these conditions will change within 5 years, because: - The long-term fundamentals that drive people to migrate to Florida remain unchanged, and a steady influx is a reasonable expectation. - Supply will abate. 2026 and 2027 will see less than half the deliveries nationwide of of 2024 and 2025, respectively, and I bet that is even more extreme in a market like Tampa.

My mother is a RE agent back home in California (30+ years), I have one rental property in Virginia Beach, and I'm mostly interested in BRRRRs, flips, and long/medium-term multifamily properties.

We made the decision to rent and prepare our house for long-term rental.

Being out of state, I would suggest vetting your "team", meaning find an investor realtor, lender/s (hard $ / long term), property manager, contractors, etc.

Depending on how risk adverse you are, going out of state can make sense, but I always recommend investing in your backyard (or at least being driving distance).
