I think Millinials who were touted to be the rental class because they don't want to be tied down are now catching a clue and are going to use that purchasing power to buy not rent.Those that simply dont have their personal finance together and just cant buy are going to be stuck in the rental hamster wheel and will generally and will take the brunt of the transfer of RE ownership away from the mass's and into the hands of investors big and small.
