Buy in a market not too far away, 30 to 1 hr from a decent city center where values are reasonable and a city push out with help your rent and appreciation.

Our market is lucrative with a 30k employment Air Force base, healthcare, transportation center, Amazon etc as big employers. 

Are these better than MFH, Retail centers, SFH, I have my opinion, but I don’t know.  

OTRCH operates a couple of what I call "wet rehab" centers meaning congregate housing for persons otherwise homeless and there are several other agencies like "First Step House" etc. that might be interested in a presence in this block.Or you could cut your losses and put it back on the market under the "greater fool theory."  

I saw it near every beach (except on-base), highways, urban centers throughout CA. 

According to the Texas A&M Real Estate Center, we find a balanced real estate market at around 6.5 months of inventory.

The investor who bought this home owns an asset that is cash flow positive from day one and one that will benefit from all 5 profit centers of rental property investing for many years to come.
