For what it's worth, the Brookings city council is currently STR friendly.

She is probably eligible for free legal council too.  

With the evolving code from planning and city council I'd like to know if it made it easier for your project.

I would keep tabs on the local council meetings and proposals and get in touch with the city leaders expressing your concerns.

I spoke along with you and two other gentleman before the previous County Council meeting during Open Comments.

HUD, Fair housing, State Government, Local city councils, it's overwhelming. 

I do not access to any program that goes up to 80% but that does not necessarily mean it does not exist somewhere.However, I always council by borrowers who are asking for max leverage is how much is that extra 5% worth to you? 

We are pursuing grants / subsidy including from Littleton City Council and others, along with financing to purchase the property by the residences via the Co-Op.

"Regentrification" to me is when a City, Mayor's Devenlopment Council, offers Tax breaks etc. for Builders to build "affordable housing" in the run down neighborhoods where I would never want to own anything.
