To thrive in real estate investing, you must maintain a firm grip on your finances.

I work for a syndication firm and we've been getting our deals from brokers, but since it's the start of the new year.

Now here is some advice many will disagree with me on but I firmly committed to this:  Most people that use a VA loan shouldn't.  

There are a few options(1)You can get connected with the larger wholesaler firms in the area (2) go through PCPAO site and skiptrace the buyers of similar properties as yours, (3) hunt down the agents involved in the sale of properties similar to yours or go to local REI meetings and pitch it to the investors there. 

I would recommend opening up a brokerage account with Schwab, Fidelity, Vanguard or any other large firm like this. 

Also I can start with 50K inital investment rest is financed & maintenance will be free for first few years is what he said.I have seen some very bad reviews for the old Clayton Morris firm but not many reviews for the new Josh Gilmore (josh@sdirawealth) SDIRA wealth firm.Has anyone done recent business (2023 or 2024) with SDIRA Wealth?

@Robert Gorra - I've had a similar experience where I've had a really hard time with getting GC's to even give me an estimate, and the few that have have been way overpriced (ie, they want me to put in $20k of cabinets in a budget flip) or have had their prices go up by about 40% and still not give me a firm price when I try to nail down the scope of work.

My firm has several lenders who can seamlessly close in 15 days on 'traditional' mortgages at/below market rates and we've been doing so for a couple of years now. 

Most realtors will want a firm commitment in the form of an exclusive buyer's agreement.
