In MA that is now commonplace to waive inspections which is mind-boggling in some of these older homes but it's working for buyers.I'd never advocate completely waiving on the buy side, just too risky for my blood but on the sell side its like Christmas morning to see a waived inspection.

If there are any biohazards (body fluids/feces evacuated, vomit, blood, etc.), you should safely remove or clean the affected areas before they worsen.

they aren't Columbus based out of Solon ohio which is Cleveland / Akron if that's the market you are looking for. if they said they service columbus I'd laugh out loud and move on  There is more to the state of Ohio than the city of Columbus there young blood.
