You've done well with your Class A rental, generating $500/mo in cash flow, this adds up over time.

Cleveland and Dayton can be great markets for high cash flow and low purchase prices, but you need to be careful when navigating the neighborhoods so you're not buying in a D/F class area where no property managers will manage and where you'll never see any positive cash flow.

@Shayan Sameerif you are putting down 20% cash but borrowing 80% from a HELOC, i still think you won't cash flow.i also get nervous when people throw out entire states. 

In Columbus, appreciation is between 7-17%, and cash flow is at 8-12%. 

Generally I'm a fan of hold until you die but in this case you are earning low cash flow on a large amount of equity.
