And, for the first month or two that a new tenant moves in, you might send a note that there is no bill due at that time due to the date lag (and state the current date range), but around this time next month, they will see it. 

By 2nd half 2021 I was getting such outlandish estimated bills (or no bill at all) I was ready to pull my hair out.

Hello Anglo i have not spoken to banks as yet because in most of these blogs(bigger pockets included) that i have been reading they discourage banks and encourage more private money lenders as they don't really look at your credit score and all .Do you find them to be more helpful?

I guess maybe if I'm wrong, and there is no bill generated if no usage, then maybe the account is in the name of the prior owner and no bill has been sent all this time so they didn't realize it's still in their names.  

Currently I'm living at home with my parents no bills just a car payment and a small school loan that I am paying off and will be done by the time I make my first purchase.I plan to put 3.5% down and finance the rest.I would like to know the Pros and Cons of both. 

In this town a 2 bedroom house rents for around $400/month.  3 bedrooms are $600/month unfurnished and no bills paid.The Holiday Inn Express and another nice hotel are about $600/week. 

I had no bills other than my cell phone and one credit card.
