Again thank you for the feedback I bought a 16 space park in Oregon for 80k  it was run down old single wides  a house etc..

Do not use the wide streets Milton, Montford or Luzern as comps for the narrow streets Like Rose and Port

Include photos and an illustration with measurements showing the driveway on your property is plenty wide for a vehicle, hopefully that satisfies them.

I find that out of state investors from desert areas like Nevada, Cali, Texas, etc have no clue how bad the basement foundation walls in an old house like this can be.The good news is that a bad basement can be fixed but the repair cost can vary widely from cheap to multiple tens of thousands of dollars so having the right inspector on your team is critical!

All the site really does is spit out ROI calculations based on industry wide averages after gathering the basic rental income numbers that the seller provided them.

It's easier to systematize investor relations with commercial real estate where much of the communication is a similar message to hundreds or thousands of investors...than it is for a 3rd party PM to communicate disparate information with the same number of individual investors.
