., showing me a $250 water bill that he said NEEDS to be taken care of by the tenant.......I'm extremely frustrated, upset and feel under appreciated - having gone so far to get the tenant to reply back and even NEGOTIATE PAYING some feb rent.....The deal offered was already more than the owner was expecting and he wanted me to go back and ask for the water bill too.....In my opinion it's risking losing a good offer, to go through eviction over just $250.....

Perhaps your tenant feels the same.I would much rather have a tenant pay me with cash/cashiers check and go home content that they paid rent on time, rather than demand that they pay me via a certain medium and they go home (to my house by the way) upset, complaining that the landlord is mean and pushy over something that may appear to the tenant as very simple.
