I agree with you Mike that the SDIRA is a good instrument and has many benefits that traditional and Roths IRAs don't have.

If this were a single person, or married couple without kids, who mentioned that they are sometimes noisy (play a musical instrument, or love to have loud music on), you could reject them for the same reason.

I appreciate that you are experienced and can recommend stock or bond investments but I would suggest that those investing with you should have done their due diligence regarding your qualifications as well as understand the investment's you are recommending.Understanding what to recommend when it comes to real estate is not so different than recommending financial instruments.

The opposite of that is "Call Risk" where since rates are dropping, prepayment occurs faster since borrowers want loans with less interest so an investor has their principal returned sooner and are then caused to reposition into a lower yielding instrument.
