Change a P TRAP, change an outlet, hang a door, replace a window, snake a drain, repair sheetrock, paint,  etc Not rocket science LOL 

You need to know before you hit the streets and start getting properties under contract, giving the impression you are buying, keeping a seller thinking a property is going to sell.I'd not be so insistent on the subject if I knew wholesalers approached owners honestly telling them what they were doing, but I know that is not what gurus teach or what the sneaky-snakes advocate or what newbies do.

Those cleaners in your case were being generous by also snaking the toilets.

For the first tenants that occupy a rehabbed property, I let them know that the first one is on me and after that, if the newly snaked drain clogs again, it is on them...at least the $50 copay amount in the lease and if we find products in there that don't belong, potentially the full amount.  

The city was called, they came to snake the line and found no damage in the pipes going from my property to the streets, which means the damage was done AT THE STREET, which would be city owned pipes.The next day, the city sent out a construction crew to dig up the front sidewalk and sure enough, a giant hole in the city pipe for the runoff line was found and replaced. 

I do a lot of work during the summer when my unit is advertised on Airbnb/VRBO and personal vacations can sometimes be challenging to take (like the time when I was in Cinque Terre when a thunder storm took the wifi out in my STR rental)!
