,Assuming that you're not personally managing your property (which I don't recommend unless you have the time, experience, and thick skin to do so), what benefit do you expect to gain for a property that's "closer"?

Being in RE is almost as bad as being in politics, so you need thick skin at times and it's not personal....And yes, you are right.....often my fingers fly faster than my snapse fires but I'll try to spell tenant correctly...LOL

I'd recommend OSB for cleats nailing b/c they are cheaper and since you will get a thicker board for the nails anyhow, it would negate the fact that OSB does not hold nails as well at the same board thickness.

I have the landscaper put in that thick plastic cover to minimize any future weeds. 4) Install new plumbing fittings / valves, i especially like the quarter or half turn valves since it's easy for the tenants to do.5) Install Door Stops, I've had many dings.
