@Daniel Rehner.If it's pretty obvious they can't afford it.. and even more obvious you don't need to deal with their drama, and you will be pulling teeth for rent, I'd look into alternatives.

I bought my personal residence last year for a little over 400k and the same house in SoCal would have been at least 900k if not a $1 million.My whole point is that it may be beneficial to cut your teeth in a market where you can afford to invest rather than do nothing with your money for years on end playing the waiting game.
