As Wayne mentioned, we don't know your numbers (or your loan position, come to think if it) so if this is really 'equity-challenged' you might consider selling your note or swapping it for an asset with a different problem.

The building is 15 years old so most of the infrastructure will be in the 1/2 half of it's life... hot water heaters, roof, furnaces, and appliances will all need to be swapped out in the next 5 - 10 years.If it's been on the market that long, the bank may be a bit flexible.
