I think ARV probably makes the most sense… especially if making the layout strange to create a 5th bedroom would make the home harder to sell in the future… although I plan to hold it for a long time!

IMO the tub inside the shower enclosure is very strange to me, but if it sold at lots of hundreds of thousands of dollars, then who am I to say what looks strange or not.

That's strange she won't provide a copy of the lease to the buyer, especially since you're in contract and close so soon.
