And don't forget to get weed control products like Preen into your process; Preen requires that the weeds first be removed (it helps to prevent weed seed from germinating, so roots and all of the weeds must go first).

Soak in as much as possible: contract clauses were good, asset protection structure was good... for those who never heard of 1031 Exchange, they did a great job, How to price a wholesale deal or flip properly w/ caveats to make sure you will be OK on the other side, what to watch out for at auctions (bank reps who are there to bid up the prices so the bank recaptures more of the lost asset)3.

They probably think they're just sticking it to the utility company and that it doesn't have any consequences.I lived in an area full of undergrads who moved every year because it's easier to move than to clean the house.....plus once the carpets get too soaked with beer it gets kind of gross in there.
