The city assessment in 2011 is at 193K and in 2012 at 179K (pretty sharp decrease) while comparables are 175K - 190K.

At 45, and the investments you have, you probably won't make/have enough to travel and play golf 24/7 (if that's your thing), so it might be good to have some obligations to keep you a little busy and keep your mind sharp. 25 to 45 years is a lot of time on your hands.

Pretty soon the pissing match begins between two or three big dogs that were handed free and clear farms from parents and if the ground in question is close to where their other farms are or whatever justification that they can muster, they will pay whatever it takes to buy it, and that's saying something when testosterone and egos get fired up at an auction .

Philly is a really complex city, you go from middle class to ghetto in the span of one block and it's pretty sharp, so there's not a good safe "district" you can buy in there, you have to go property by property.
