I was thinking probably somewhere in the high teens, maybe 20%.

It's harder to find these lenders though...since they are smaller, they don't have big, sexy commercials on TV...so we need to either call around a lot or maybe ask our fellow investors who they use.I would suggest posting in the New York forum that you are looking for a portfolio style lender (if NY is where the property is located) and see if some good locals can provide an assist.

So don't pay for sexy college degrees.
