I would definitely recommend reaching out to other agents in your office and volunteering to help with some of their more menial tasks (things like attending appraisals, inspections, open houses, etc)It's hard to portray yourself as an expert to a prospective client when you've never been involved in a deal, but if you can fast track that a bit by riding piggy back on someone else's it will accelerate you and help build that comfort and experience.

The reason I mention this is because the one right before this one (Jan. 1) I pretty well lay out my crazy ride to get to where I’m at today.

The only thing I could say add to that is visit the city/cities you're looking to invest in and do a few ride arounds with a realtor or two looking at properties.

My friends and I would ride our bikes all over southern Arizona just having a blast.

If you base your investment strategy on the opinion of "a person at your local shop", I think you might be in for a bumpy ride.
