Second, I pay for all utilities (Electric, Gas, Water, Yard Maintenance, Internet, etc.) and have it included in the rent price.

I have had homes that were in good condition have roof damage from a hurricane and the owners walked away, water and mold pretty much destroyed the house.

If its bare dirt , it just needs to be raked flat , anybody can lay sod , that isnt the issue , its the 3 weeks after its been laid making sure its watered enough .

Thats not surprising since there is no electricity or hot water.

There's no one home to put the fire out or turn the water off if a pipe burst.

Pros could be: Clean water + tub for each guest; on a well, so no water waste concern; can make it design-y + cute; can be used winter (hot water) + summer (cool water); goes better with forest location of the home than a traditional hot tub might; will hold same number of guests as hot tub would (2 people in each tub).In researching I have seen some people on Airbnb have these checked in amenities as 'hot tub', some 'private hot tub'.

On REOs, HUDs, VAs and other you can get inside but most of the time the utilities are shut off, and heat has been off for a long time at least one winter, in some cases more than one winter and are possible freeze damage to water pipes, hot water heat pipes and even boilers/hotwater heaters. 

Cool seal does not save the overhang/drip edge and you will eventually get water down the walls.

No water is leaking into the unit, the ceiling tiles just get a slight discoloration.
