But I knew how to sell and close.now granted I sold land and ranch's so dress was jeans etc with boots for walking through the brush and such.But its really sales skills and techniques that are critical and I was taught by some of the best land men of their day.You had to take control from the first words out of your mouth.. if you are not controlling the conversation and the presentation you wont be a closer and closers is what U need to be if you want to make any money.I suspect that goes for wholesaling which many of you guys are trying to do  however which is MUCH tougher than just selling real estate you either own or is on MLS.  

My wife and I are a little concerned that the 'pin-hole leak' problem is going to persist, and may already be more widespread than we know... and the relatively relaxed posture our land-lord has maintained is additionally worrisome.  

Especially no where near the price-point that would validate utilizing the house-hacking technique.

We have only experienced great things and a vacation home to use when not rented that is close to our home, but feels so relaxing to go to.

@Chao Liu with today’s technology agents are not needed.If you don’t have time or are have to many units to do it yourself they can be useful but... they will not do a better job than you and in most cases don’t have better marketing techniques to reach more people.

To find this kind of deals, you have to invest heavily in lead generation techniques such as direct mail, Google and FB ads, cold calling, and so on, which a lot of people are not willing to do.
