A little background about myself is that I'm an out of state investor (living in California but looking to invest in Grand Rapid, MI), and I'm searching for small multi-family properties of 2-4 units that are less than 100K.  

I'm in a very similar boat... 24 years old, looking for a multi family, and investing in the Midwest (Grand Rapids, MI).

Even when newer businesses are failing rapidly, it doesn't take long for a new one to take over in one of these areas.  

Maybe think about Elk River, Anoka, Coon Rapids, etc...Is your plan to buy turn key rentals or distressed property that you need to fix up?

I have heard of people  closing short sales rapidly, however, I think this is not the norm, I think my situation is more common.
