I like working I markets hedge funds are in and stepping in a head of them... don't run with the herd seek your own investment areas..And do not give up on the west coast... there are plenty of markets here that are far better than anything that has been mentioned above by the sales folks who only sell in those markets.

yes its SOP in the larger multi family units and even smaller units to some seller.this is not buying a home to live in.. seller wants a approved contract then you inspect@Joe Splitrock  you would not be buying any multi on the west coast if you needed to look at all units before making offer... just won't happen..And when selling larger units 50 plus.. the inspections are very quick.. and not all units are looked at. this is how the multi family works out this way. just not possible to give 50 to 100 tenants inspection notices.. its like herding cats.

While I am a believer in the tenets of behavioral finance and of going against the herd to find deep value, I still struggle with the idea that there is a whole asset class out there that is mis-priced and a goldmine waiting to be claimed.In addition it does not make sense that parks are claimed to be both very stable compared to multifamily, easier to run than multifamily, AND trade at yields well above multifamily.We live in a world where information is instantaneous, and investors are flush with dollars coming out their ears driving yields down on every type of asset class - why should mobile home parks be any different?

., etc.Also, think about the quality of the breakable items, and the expense to replace those items with things of equal quality...for instance, is the HVAC a fairly standard forced air system, or is it a super high-tech, high-end system with radiant floors, etc.?
