Owning a bed and breakfast, assisted living center, rooming house etc can only be compared with less labor/ business intensive real estate investments if one can lease the property on a true net basis to a single operator who will run the business, and if fails another operator is available to take his place.

Is it a bed and breakfast, or is there some other specific service that’s being provided?

I believe we've met at the Multi-family investors breakfast.

To me, this looks like a restaurant with booths along the windows and BIG breakfast omelets with lots of flavorful cheese and sauteed veggies and good coffee.

The downside to option 2 is that it doesn't really fit well with breakfast.

Then shower, meditate (30% of the time), breakfast, work, then lift at 11am (40% of the time), lunch, nap if workout that day, work or other things as needed until sleep.

When I got married 13 years ago, all we had was a pricy Bed and breakfast to stay at…literally one choice.

You don't know if the guest is just going out for breakfast that last morning, or they've left for good.
