There are bad players in all areas.

I've worked in the multifamily industry now for over 6 years between two of the largest players in the commercial world (CBRE & JLL).

When you first jump in, the universe seems very large, but you'll find the world of real players; the guys/gals that continue to show us is tiny.    

Seems like the best move is to use that VA loan, preserve existing capital for repairs/future expenditures/worldwide plague, and then refinance into a conventional when it's time to use the VA loan again.
