I posted because this would be my first time asking for DSCR, Fix/flip, long term/short term financing & I’m curious how that plays around what we’ve been encountering in Detroit.

Cheap curtains hung up on the first floor, a welcome mat, lights on a timer, battery operated fake candles on a timer, big size 11 men's shoes and big men's jacket hung by the front door, two empty dog bowls, a tie out in the back yard (for a dog), fan on a timer, foldable table and chairs with a tablecloth and centerpiece, and radio playing on a timer.

The problem is everyone else is in the same mentality, therefore if rates drop more, then competition rises, and so do prices (think 2021 but not as intense). 

If there was some big play to happen with that program asset class and tenants. 

Again, thats a no brainer.Getting units ready for rent is much more time intensive than you think. 

The IRS expects your cost seg report to be "factually intensive", "supported by corroborating evidence" and performed by a "qualified individual.”

Posting an update here in case anyone is following or is curious on how this plays out.I received an investor update from the sponsor a day or two after initiating this thread.

Cold calling is a long play too, it takes nurturing and having systems to convert. 

Someone has been playing tricks on us.
