My fiancé is currently building a house in our hometown but my name is not on anything as it is a gift from her father.

Doesn't mean it can easily be done, however its the gift that keeps on giving as opposed to you "renting" your marketing and keep buying lists and all the different softwares.

@Christina Zimmerman You could get the other 5% as a gift. 

Losing Family sucks, but when they give you all that they worked their lives for, it is their final gift to you.

And if they want they can use annual gift limits to return his rent to him legally.

I think the house was gifted to him. 

Most of the cash that we're going to use happens to be parked in accounts in my name and we didn't realize that, for the purpose of investment property loans, I can't just give/gift the money to her.

I would be careful about possibly looking a gift horse in the mouth. 

When I told my lender he suggested I use a "gift of equity" as the down payment and that way I wouldn't have to come up with anything down (if the property appraised).

I guess I just wanted to feel philanthropic I suppose - but perhaps a waste of time…
