The contractor is either incompetent at scheduling, incompetent in his trade, milking the situation, or most likely a combination of all three.Everyone who tries to convince you that working with small contracting outfits on a single-property level is easy is lying to you out of either ignorance or in the hopes of selling you something.

Maybe sell it to Walmart or some other big outfit like that [???]

I've been preaching this for 13+ years as both an investor and a fully outfitted GC. 

I've started talking with First Mortgage, and I'll check with Flagstar and shop around for lower rates--seeking an outfit that makes the mortgage conform to Fannie Mae standards.

I've found if you talk with the commercial / contractor depts at Home Depot and Lowes, you can usually get some great discounts and great financing on appliances, especially if you are outfitting two units.

I was looking at going with a turnkey outfit, including local property management etc.I was hoping to get away without a bank account due to the hassles I've seen others have, but I will be in the US late September, so if I need a US bank account, I need to get it happening now.

There are the big outfits like New Westrn.

I am interested in purchasing real estate out of state (live in SF) and was leaning towards using a turn key outfit just for simplicity.

@John Thedford  the wholesalers that bring deals to my vendors in Orlando are licensed agents.Altura being one outfit.. they soon learn they need a license or they will get shut down.

I tried one Virtual assistant outfit but couldn't answer phone calls etc.
