This month I will be setting up the Mexican corporation to be able to place offers and purchase real estate. 

They offer property management software so it seems they do what every other PM software does.

A few others have called out Hemlane, who appear also quite responsive here on BP and also offer a degree of repair/work order management baked right into their middle/upper tier offerings (versus having to bolt-on as with RentRedi + Latchel). 

These banks are the OG DSCR lenders and will generally offer the best rates and terms.  

They offer better economies of scale and tend to be more manageable as you grow your portfolio.

It was held by the previous owner for a very long time, so I wouldn't be surprised if some basic facts about the house are incorrect.I was making an offer on a house a couple years ago and discovered that the owner was paying taxes on an additional house that was on the neighbors lot and didn't know it!

This is the only thing holding me back from making an offer on this really good deal.

We try to offer a winter promotion of $200 off the first few winter months then make the lease 14-16 months so that the lease end date is not in the winter again!

LLC "A" has a commercial property, no loan/debt, with a 15 year NNN left on it valued at 5-6 Million (recently a broker offered us this if we were interestd in selling).
